For reference, the above message is a reply to a message where: What is the time period required by law from the lien until foreclosure? I think that things changed a year or so ago with more time granted and notifications if I remember correctly. It appears that at least the liens are taking place. Ted: Once the lien is recorded in the Circuit Court, it has to be advertised in the newspaper, I believe for 3 consecutive weeks. All parties must be sent certified notifications, including but not limited to the present mortgage holder and any other parties that have a lien already recorded on the property. It may be in the area of 15 days prior notice before the newspaper listing. The one item of note, that may be helpful to OPA, is that you can file a lien against property owned by the member in another state for the debt to OPA. I don't know which states have comity with Maryland, but presumably if our member's property in Ocean Pines is their vacation home or "second property", we may be able to attach a lien to the member's primary residence and issue foreclosure proceedings on the personal abode.
