Section 5: OPA Board Subject: Vote YES on YC Referendum Msg# 839672

Hello Joe,
I agree with you after reading many of the most recent posts concerning replacing the Yacht Club. Those opposing make some good points but the advantages to the new building far outweight a no vote. Having been a property owner for over nine years, I can see considerable deterioration in the existing structure over these nine years. Many of the concerns expressed by Norm Katz and others can be addressed after approval. I feel it would be ludicris to start the whole process all over again. Back in PG county we called this beating a dead horse. I feel confident Marty Clarke, Ted Moroney and Sharon O'Hare among others would be willing to work with us on getting things done properly this time around. Those wishing for reduced assessments if the Yacht club is turned down are sadly mistaken. I'm for the biggest "bang for my buck" I can get. I think the Board is trying to deliver just that. I say lets give them a chance to deliver. The Board sure gave us a heck of a Community Center, I want more of the same. I personally am tired of rundown Amenities. I've heard many stories from some of the old timers about how nice things were way back then. My wife and I would like to experience the first class amenities ourselves. Joe, I think you got it right this time, finally, Frank P.S. Refering to a prior post, I think in general, the B of D and general manager are doing a good job.. |

For reference, the above message is a reply to a message where: Vote YES on Yacht Club Referendum Commentary by Joe Reynolds Arriving any day in your mail box is an OPA referendum package asking for your YES or NO vote on building a new $4.3 million Yacht Club. I’m voting YES and I urge all association members to seriously consider a YES vote. I’ve listened to all the arguments for and against; I’ve attended every board meeting and heard all the board discussion of the subject, something few association members can say. I will not attempt to present some detailed analysis as to how I reached my decision. I am very aware of every argument for and against. Each side can present arguments worthy of consideration, and each side is quite capable of spinning their own particular preference. My decision is primarily based on what I believe is in the best long term interests of Ocean Pines. I also realize there are hurdles to overcome even if association members vote YES, and I would be remiss if I did not point them out, as you will probably not hear this from other sources. Potential problems are primarily related to what transpires over the next few months with regard to any Worcester County or State of Maryland requirements during any project approval process. Among the permitting issues are storm water management, parking, critical area concerns, and impervious surface area. Regardless, a YES vote is the right thing to do, and will send a signal that association members support the Board of Directors on its fundamental Yacht Club decision – the building needs to be replaced and with a structure similar in size and capabilities as the current one. |
