For reference, the above message is a reply to a message where: Montego Bay Residents pay nothing for the daily use of their private Pickle Ball courts and they pay about the same monthly total dues as do we (about $90). These dues also include all maintenance expenses, ground care expenses, pool and tennis court expenses. Like us they have to pay State Property Tax separately and they also have a substantial OC Piggy-Back tax that they have to pay separately. The OC tax that they pay is an offset in a way to what we pay in our dues for Fire and Police protection. It should be noted that their monthly dues also include a "contingency fund" ( a set-aside" of about $21/month (about 9000 full time residents in Montego Bay). I don't know how many part-time property owners that they have but I'm guessing probably more than full-time, so a good guess for their contingency fund might be in the vicinity about $40,000. or more per month (almost $1.4M annually). This annual amount may less than our annual reserve replenishment, but the City of OC takes care of most major issues for them. |
