Section 5: OPA Board Subject: Vote YES on YC Referendum Msg# 841039

Sorry Joe, It's a BIG NO for us. While I don't believe we should repair the old YC, I am very disappointed in a "sink or swim" vote. No other options?? Really?? I would like to defend our decision however. The pool nor Tiki bar at the YC are in very rough shape and not adequate for the business they do. Yet they are not any part of the new build plans. We don't feel Ocean Pines needs or should be in the "Venue" business. We would like to be shown that the YC could at least be managed in the black before such a huge endeavor. Having recently had yet another bad experience at the YC, there are , in my opinion, no improvements noticeable. The service is still horrendous. While I believe that the quality of the food is definitely important, if the service is bad, I won't be back. Yet I keep trying because this is my home... and I'd love a positive experience. But when we have company we don't go to the YC because it's just really embarrassing. And trust me, it has nothing to do with the appearance of the building. We would be in favor of a single story structure containing a well run snack bar, a bigger bar, and mostly a larger, covered, improved outside area. We were very disappointed that the "hard sell" approach was used in an effort to strong arm the residents. But fortunately, we don't believe the folks here are buying into the fantasy. If it should go through, please, please, please, prove us wrong!

For reference, the above message is a reply to a message where: Vote YES on Yacht Club Referendum Commentary by Joe Reynolds Arriving any day in your mail box is an OPA referendum package asking for your YES or NO vote on building a new $4.3 million Yacht Club. I’m voting YES and I urge all association members to seriously consider a YES vote. I’ve listened to all the arguments for and against; I’ve attended every board meeting and heard all the board discussion of the subject, something few association members can say. I will not attempt to present some detailed analysis as to how I reached my decision. I am very aware of every argument for and against. Each side can present arguments worthy of consideration, and each side is quite capable of spinning their own particular preference. My decision is primarily based on what I believe is in the best long term interests of Ocean Pines. I also realize there are hurdles to overcome even if association members vote YES, and I would be remiss if I did not point them out, as you will probably not hear this from other sources. Potential problems are primarily related to what transpires over the next few months with regard to any Worcester County or State of Maryland requirements during any project approval process. Among the permitting issues are storm water management, parking, critical area concerns, and impervious surface area. Regardless, a YES vote is the right thing to do, and will send a signal that association members support the Board of Directors on its fundamental Yacht Club decision – the building needs to be replaced and with a structure similar in size and capabilities as the current one. |
