Joe as you know I have a little knowledge of this subject and you are 100% Correct about the Parke. The reason that list is so big has only 1 answer: THE BOARD plain and simple. They don't have or want to deal with MINOR things as they say. Minor turn into Major! Follow the rules or change them. That list could be cleaned up VERY fast I promise you. EASY Plus it would be a lot of fun on the Forum hearing the rule breakers cry they were treated unfair. ![]() |

For reference, the above message is a reply to a message where: There are no violations listed for section 16 The Parke. Does The Parke have anything unique in their governing documents that provides it more latitude in addressing ongoing CPI violations? There is nothing unique to the Parke but The Parke also has its own DR enforcement but is also subject to the same DR enforcement by ARC/ECC as the rest of Ocean Pines, as far as I am aware. I suspect the difference is that the owners in the Parke, overall, take better care of their properties than those in the older original sections. Look at the list and the sections where the violations occur!!!! The difference between the original 1 to 14 or so sections and the rest is obvious. The older sections see more rental properties as well. You will not see trash cans stored in front of homes in the Parke. You will not see junk cars in the Parke. The Parke enforces its DRs. One thing that bothers me is when these enforcement issues come up, ARC/ECC/CPI have a reflex action to start handing out many violation notices for relatively meaningless stuff -- not the junk cars or scrap yard lots or other things that harm property values. That woman at the annual meeting today complaining about junk cars is justified to be angry. |
