That is not the same as down just below Manklin Creek Road along the Penningtom Commons homes area. I believe when a development like that is done, the developer must give up land required for state highway expansion. You will note the fence for Pennington Commons is set back a fair amount on the west side of 589.

Nothing like that exists at the North Gate to my knowledge. OP giving the state a small section at the exit from the medical center was supposedly to make that area safer for people in Ocean Pines.

Hopefully, when 589 is eventually widened at the North Gate area, the state will require or take the land along the undeveloped land on the west side. If someone develops that land in the near future, I suspect the state may require the developer to give up the land needed for two additional lanes, otherwise the roadway will almost be in the ponds.
