Gene/Joe S: I agree completely with both of you. However, as much as I have been opposed to selling the 589 lots since 1995, that was the intent from the beginning when the Sports Core was purchased from 589. The idea was sell the "commercial lots" (considered to be 7 to 8 acres, before the land sale to the post office and to the County for the library) to help pay for the entire property. A resolution for the sale was first tried in 1995 along with two other separate resolutions items--construction of an activities center (a wonderful 40,000 sf facility with indoor pool and all for $5.0 million) and the purchase of land for another golf course. The sale of the property lost by 266 votes, as did the other two proposals! This time, in 2005, the sale was coupled with the construction of the new community center and it was approved narrowly. | ||||||

For reference, the above message is a reply to a message where: Joe Would you say the same about the 589 property? I have been opposed to the sale of this property because it very well could be needed by the community twenty,thirty, forty years down the road. I agree with you and the reasons you cite for not selling the commercial property. Dave Ferguson noted many times that OPA, Inc. is running out of land it needs to function properly. As a small example, look at what happened with the Community Gardens episode last year. Some past OPA BoD must have thought it was wise to acquire that land to enhance Ocean Pines. I strongly doubt it was purchased just to resell it for a profit as land speculation is not the mission of OPA, Inc. I was opposed to the Rte. 589 land sale as a means of financing the CC. IMHO, it would have been smarter to fund the CC via a long-term loan collateralized by the Rte 589 property or other OPA property. Gene |
