Bill, First, off even 1/2 the contingency wasn't even in the new " construction cost" at all, let alone the entire amt. Prospectus required it. Two, There are alot of items that I don't have a cost for yet. I am not even sure if I was able to identify all costs. These are only the numbers I could hunt down and verify. SPN know there needs to be a contingency costs put in the buiding fund. Janet

For reference, the above message is a reply to a message where: Marty, do you feel the same percentage of contingency is needed for a project where we act a general contractor to build what is essentially a stick built brick veneered building using 25 or 30 independent sub-contractors vs. a design/build concept where 65% of the total cost is in a fixed price contract and another 6% of the total is in fixed cost permits and pre-construction fees which are, in fact, already paid at or below the budgeted figures. In my opinion, the reduced contingency is appropriate in light of the modified construction process. Bill Zawacki |
