Our amenities are NOT commercial businesses....They are amenities of the Ocean Pines HOA and are therefore , as noted by a reasonable person, not expected to be profitable especially in a seasonal area.

You can't expect all amenities to make money or break even, especially an expensive operation like the Yacht Club or the Golf Club.


You are right that I do believe the the Yacht Club, Golf Course, Beach and Country Clubs are all amenities and we will have to subsidize them for a long time.

Speaking personally and not representing the Board, I have two ways that I look at this situation we have been facing at the Yacht Club. It seems that most of the property owners may want their amenity, The Yacht Club, open to them all year long. If we do this and keep it as an OPA amenity, we have to decide how much of a subsidy we are will to put into it each year. I would love to see this happen but history tells us that it won't make money.

They are amenities and will have to be subsidized to a certain until one of you experts has all the answers.....until then, we will just keep trying to the best for Ocean Pines.

When you signed all your closing documents ,before you bought you home here, You aggreed to the OPA assessment which included paying for the amenities.
