Joe,

Know this -- if the referendum fails something will be done, and done relatively soon. My guess is the board might well take the path of least resistance and start throwing money, up to $1.5 million or so per year, into the old building with no referendum.

I think there is as good a chance that the board will say that they will not dump money in the existing building and unless there is an outpouring of interest in a one story structure, they will close and tear down the existing structure.

Well, the options for the board if the current referendum fails are:

Proceed with a rehab that will involve perhaps $2 million or more over a few years and no referendum... you don't get to vote.
A new referendum on a two-story YC on the same footprint as the old building.
A new small building that may or may not require a referendum.
Then we have those who just want the place torn down and not replaced, and those who may want to build a new restaurant on 589.
