Real estate folks will generally give the "rosy scenario" outlook, it seems. So I'd be a bit sceptical of their views. You may rarely find a real estate person who realisitcally tells customers about both OP's yacht club restaurant and our golfing's declining patronage and financial burdens. On the other hand Marvin Steen is a long time, big name realtor & developer here who's calling for major golfing changes. So I'd suggest we've already got a major realtor's opinion supporting the park conversion viewpoint. Compared to condo fees, OP is very reasonable. But compared to others considering buying a home in a country setting, there are zero additional fees. Yet there's ample local "amenities" open to the general public. Many local golf courses, parks with tennis courts, OC and Assateague beaches, many restaurants competing for your business, boat slip rentals. I'm even thinking OP's covered pool may be open to the public (but not sure). So someone relocating to this region has lots of alternatives -- OC condos, in OP, in Berlin, South Point, elsewhere in Worcester county, with plenty of recreation "amenities" nearby. Tom |

Just a thought, could you imagine the OP web site only showing homes and parks in our community as a tool to get persons interested in a home in our area. Most of the OP web site is loaded with information and pictures of our many amenitys. It is what draws most people to our community. It's the reason we purchased a home here. We looked at condos, most of which had at best, one pool and perhaps a tennis court. They also had condo fees in the neighborhood of $300 per month. That would be $3600 annual condo fee. In that regard, OP and it's amenitys is a real bargain. |
