You are so right. With the rather reasonable housing prices of Ocean Pines, there should be far more golfers buying in than there are.
It seems that the reality is that buyers see that Ocean Pines has more to offer for the money--which doesn't necessarily include golf. The schools are excellent in this area--if you bought in Berlin your children would go to Buckingham Elementary, which is not rated nearly as high as Showell. We have our own police force and fire department. That is big. We also have city water and sewer--not well and septic, as I have mentioned before. And we have Choptank Electric, which is much less hassle than Berlin Electric or Delmarva Power. It is difficult to believe that "golf" was such a huge factor for OP buyers. |

For reference, the above message is a reply to a message where: A golf course that we have in Ocean Pines is an amenity that will draw future buyers here. It is a tremendous attraction. I keep hearing this anecdotally from individuals. However, if it was in fact so important then it seems there would be more golf members and less losses. Taking it away will diminish one of the lures of Ocean Pines. And making it open space might make it an even greater OP attraction for buyers. As you can see I am a strong supporter of the golf course and many OP residents that I associate with feel the same way. I certainly understand. Not everyone agrees. That's a good reason to have association members decide the issue in a referendum. |
