It seems that the reality is that buyers see that Ocean Pines has more to offer for the money--which doesn't necessarily include golf.  The schools are excellent in this area--if you bought in Berlin your children would go to Buckingham Elementary, which is not rated nearly as high as Showell.  We have our own police force and fire department.  That is big.

We also have city water and sewer--not well and septic, as I have mentioned before.  And we have Choptank Electric, which is much less hassle than Berlin Electric or Delmarva Power.

It is difficult to believe that "golf" was such a huge factor for OP buyers.
