If I remember correctly 2 studies have been done on OPA converting to a Municipality over the years and both indicated the conversion would result in higher taxes. |

For reference, the above message is a reply to a message where: Who is our resident expert/advocate for incorporation of the Pines as a municipality? If incorporated, could we claim ownership of "our" treatment center? Doug, I appreciate the suggestion but incorporating OP would be a major mistake even if we could do it. For starters I don’t think it can happen without ultimate approval of the County Commissioners. It would not necessarily do away with the HOA. Taxes could be collected based on the value of properties as set by an elected mayor and city council, in addition to some HOA fee. The 50% or so of current owners who are not full time residents would lose their vote in any new government. They would retain their vote in whatever remained of the HOA. In short, the possibility of OP becoming a municipality is about slim and none. I seem to recall the last municipality incorporated in Maryland was perhaps 100 years ago. Columbia is not a municipality and it contains about 35,000 homes PS - thanks for being a forum member since 2008. Hope to see you posting more often. |
