My assessed value increased about 14%. I attribute it to a reasonable reaction to increased property home values in the area over the last three years. Since the increase is phased in over the next three years, I don't see any need or justification to spend the time and money to pursue an appeal.
I don't have a Homeowners Credit but do have one on my permanent residence in SC. |

For reference, the above message is a reply to a message where: I'm missing something here. I thought Homesteader prevented that. The Homestead credit just limits the increase to a per cent 0f the assessment increase, 5% in our case in Ocean Pines. Here is info. on homestead credits in Maryland. What is the Homestead Credit? Technically, the Homestead Credit does not limit the market value of the property as determined by the Department of Assessments and Taxation. Instead, it is actually a credit calculated on any assessment increase exceeding 10% (or the lower cap enacted by the local governments) from one year to the next. The credit is calculated based on the 10% limit for purposes of the State property tax, and 10% or less (as determined by local governments) for purposes of local taxation. In other words, the homeowner pays no property tax on the market value increase which is above the limit. Example: |
