Given the issue in OPA of requiring DR changes to restrict short-term rentals, I was wondering if you had any thoughts about this possibility:

Could the Worcester County Commissioners pass legislation that restricts rentals in the Ocean Pines subdivision to 30 days or longer?

If so, any move to do so would probably be met with opposition from those who own short-term rental properties in OPA. However, those owners are most likely not residents of Worcester County and thus have no vote in electing County Commissioners. One might suspect OPA full-time residents would support limits on short-term rentals..

Any thoughts you can share on this, especially on whether or not the County has authority to legislate short-term rentals to not less than 30 days in OPA, despite any DR issues?
