Marty, do you feel the same percentage of contingency is needed for a project where we act a general contractor to build what is essentially a stick built brick veneered building using 25 or 30 independent sub-contractors vs. a design/build concept where 65% of the total cost is in a fixed price contract and another 6% of the total is in fixed cost permits and pre-construction fees which are, in fact, already paid at or below the budgeted figures. In my opinion, the reduced contingency is appropriate in light of the modified construction process. Bill Zawacki |

For reference, the above message is a reply to a message where: Gene: "Again, just another view about contingencies" And you view may very well be correct, however, the B/O/D promised "14% for contingencies" in the referendum prospectus they used to sell this fiasco to the membership. The contingency in the most recent budget is about one half (1/2) the promised amount. Yes or no? Marty |
