For reference, the above message is a reply to a message where: What was the actual value that the consultant said the lease was worth last a August based on fair market value? I'm not sure how much he said it was under-priced, only that it was under-priced. Check the August 10 Appraisal from Lipman Frizzell & Mitchell LLC. One would think this consultant would not make an issue of underpricing unless it was relatively substantial, say 10-20% or more off. And there is always the issue of the extra value to Seacrets as opposed to open market. This parcel sits in the middle of their operation and they have built structures used in their business on our property without permission. One would also think OPA obtained a market price estimate for the negotiation process. Whether OPA did or not is something I don't know. Certainly no one has mentioned it. You were on the lease review committee. Ted, I know the board likes to support its decisions and I know some want to support the board on anything and everything. However, OPA had so much going for it in any negotiation this time around, but apparently didn't realize its leverage or didn't want to use the leverage for some reason. Star struck? Private business owners are typically tough negotiators; I'm not sure the board acts in the same way it would if the money belonged to the board members personally. |
