Perhaps it hasn't been that profitable considering the costs and time involved in taking owners to court, unless they are several years delinquent?
Hi Judy: I may be wrong about this, but I am thinking the attorney for OPA is on retainer. Not all, but I believe most are. If that is the case, time would not matter; it would be his job to represent us in any court. Filing fees wouldn't break the bank and it would be worth it to get our money that is owed. I think historically, a lot of people would rather pay the amount due in District Court, once they are sued, rather than having a lien filed. Then, of course, if a lien is filed, we would collect the monies due once the property is sold. I know that could be a short time or a long time. That is just the way it is. I still think that OPA should put the assessments that go unpaid into the court system. Linda |

For reference, the above message is a reply to a message where: Your remarks made me curious, and in checking the Maryland State Case Information, OPA has filed many foreclosure cases over the years to collect past asssessments. Perhaps it hasn't been that profitable considering the costs and time involved in taking owners to court, unless they are several years delinquent? |
