The ARC has the right to determine when and if to override DOR restrictions. They have guidelines specifically defining those conditions. They have issued multiple permits and have denied multiple applications, but they have not followed their own guidelines, and the decisions they make have been very arbitrary. That is my problem, the lack of consistency and the fact that some people feel that their opinions are so much more important than others. In a community like ours an HOA is a necessity. I have lived in areas with good HOA's, bad HOA's and no HOA's. What I've discovered is that the best HOA's concern themselves with their primary responsibility of maintaining common property, handling common responsibility (street lights, insurance, etc.) and supporting common amenities. If the scope is limited to that these HOA's run simply and smoothly, and keep costs to residents at a minimal. When HOA's start to tell people what color their house can be, what type of registered vehicle can be parked in their driveway, if they can have a shed, what bushes can be planted and what trees can't be removed they overstep their purpose, and become just another bureaucratic sess pool, like where we're heading now. And of course, along with all this bureaucracy and red tape comes many costs, reflected in our ridiculously high assessments. Somebody has to be paid to be sure your shed is the correct shade of beige ! | ||||||

For reference, the above message is a reply to a message where: Hi Mark, I did not intend to insult you. I just wanted you to know why the covenant about trailers and camping was put in. Boise Cascade started selling lots right when Family Camping was all the rage. They did not want to spoil the appearance of Ocean Pines because those looking for property would not be interested in such a place. They offered a free campground so people would not do that. If you did not think it was a problem then why did you sign the agreement? You can live outside OP and still enjoy the amenities. Do what suits you best! Where have you lived before that did NOT have any rules? Most places have zoning code enforcement. Nancy |
