Stachurski is essentially creating a class war within Ocean Pines. He is appealing the the basest instincts for purely political purposes. Also note that for his "plan" to succeed it would, as a practical matter, require elimination of the Ocean Pines Association, and turnover of ownership of all commonly owned properties to the municipality. The municipality would own the golf course, the Yacht Club, the parks, the beach front property in Ocean City, etc. Such a turnover would require EVERY section in Ocean Pines to agree with a majority vote in each section. In that referendum only lot owners would be allowed to vote. I would also speculate that it would take perhaps $100,000 or more to get the issue to the point where it could be submitted to the County Commissioners for consideration, with no guarantee the commissioners would even allow a "county resident" referendum on the issue. In my view Dan just wants to remain in the limelight. |

For reference, the above message is a reply to a message where: He said we could save ourselves a lot of money because of waterfront properties.....???? TAXES. Property taxes would be levied on owners, not uniform assessments as they are now. Smaller homes would be taxed at much lower rates; waterfront homes would be hit hard. When the owners of OPA see how their annual payments would change to a tax based on the current state property tax, they just might consider Stachurski's concept somewhat more favorably. Based on his responses to you, I think I now understand what he may be attempting to do.
