OPA already established the precedent by charging more for waterfront lots.

The extra charge for waterfront is NOT based on those lots being more valuable. It is because OPA has an obligation to maintain/replace the bulkheads on many private waterfront properties. The extra money collected from waterfront lots goes into the bulkhead reserve. Note also that all lot owners pay a small waterfront fee to maintain the bulkheads on commonly owned property.

Also note that not all bulkheaded waterfront lots pay OPA to maintain their bulkheads. Also note that there are waterfront lots without bulkheads and they do not pay the extra charge for bulkhead reserves.

If you own property in Ocean Pines you should be aware of these charges and how they are allocated and why.

As a practical matter all lots in OP pay the same assessment amount in terms of maintaining our common properties.
