Hi Charlie. Dan Stachurski told me it was ok to post his note to you on the forum, so here it is: Charlie: At the risk of stepping into a snake pit here, I need to point out, once again, a couple of things you're not hearing about the Swim and Racquet Club marina: 1. Expansion of the marina is not the term I would use. This facility needs to be rehabilitated to remove unsightly (and unsafe) existing docks and the unusable mooring slip for a non-existent tour boat once used by Boise Cascade to promote sales in Ocean Pines. As for expansion, the footprint of the marina -- the water space available for slips -- will not significantly change. What is there now will be used more efficiently. A minimum clearance of 100 feet from any waterfront property owner facing the Swim and Racquet Club will be maintained -- more than sufficient space to allow for boat maneuverability issues around the area. 2. We (the Board) does not know how much any refurbishing and rehabilitation to the Swim and Racquet Club will really cost -- mainly because we don't yet know what can or cannot be built there. We'll have the answer to that question in about eight months. Rest assured, however, that the current Board thinking on the subject of cost is very direct: whatever the capital cost of improvements and maintenance are, they will be bourne entirely by slip rental income from the facility. And, because one third of all Ocean Pines residents have registered boats and because we have an ongoing waiting list of as many as 90 people a year, I don't believe we're thinking about building something that won't be fully subscribed as soon as it's ready. 3. Your method of using the word "expansion" in your description and conversation implies some sort of unsightly and offensive construction. Not true. We are not proposing to build an unsightly marina, unless you think the docks at the Yacht Club are unsightly. We are not adding gas dock or marina store facilities -- we already have same at the Yacht Club. There will be no boat launch ramp, so personal water craft will not have a launch and recover home here. We will not be changing the environmental elements that distinguish this area like the beach, existing wetlands, or major landscaping. The only thing that might go would be the area that was the platform tennis court -- which may become additional parking. I don't think I can talk you out of your position against change, Charlie, so I won't try. But I do think you owe it to yourself and the folks who are listening to you to tell them all the facts and let them think for themselves.
