I don't think the state of Maryland looks too kindly on the incorporation of more towns. Maryland takes no position, except to provide a statute that provides a process for municipal incorporation. It just complicates life, adds another layer of bureaucracy and a whole other set of salaries to be paid to more public officials. Not a good idea. Your opinion . . . The REAL power is at the Planning Board level. They control the zoning and that is the very most important part of controlling overdevelopment. No one mentions that in OP. Wrong. The real power lies with the County Commissioners, who can reverse any decision and reject any recommendation made by the Planning Commission.

For reference, the above message is a reply to a message where: From BillZ: Two, has there ever been a discussion of giving the 800 pound gorilla some TEETH by becoming aa incorporated town? Hi Bill, I don't think the state of Maryland looks too kindly on the incorporation of more towns. It just complicates life, adds another layer of bureaucracy and a whole other set of salaries to be paid to more public officials. Not a good idea. You still live in a county anyway and that is where the power lies, so why go there? The REAL power is at the Planning Board level. They control the zoning and that is the very most important part of controlling overdevelopment. No one mentions that in OP. Most other counties have impact fees so that a developer cannot just sweep in and expect everything to be done for him. His project will affect schools, roads, sewer and water and other aspects of life. I don't understand why Worcester County does not have that. Does anyone know why? It seems the commissioners here never saw a housing project they didn't like! Beware text ammendments, however. That is a sneaky way of wiggling in a big shopping center overnight before anyone knows what is happening. Montgomery and Prince George's have that evil arrangement. Whoa! Nancy Weber |
