Every year about $450,000 is in the assessment just to cover golf depreciation.
I distinctly remember a meeting in the Parke in the last year or so at which one of the OP Financial fellows ( I can't remember who, but it wasn't a board member of which there were two present and the GM was the main attraction ) pooh-poohed all the concern about the cost of the golf course. He said the impact on the assessment was about $10/year. Your number would indicate it's closer to $50/year for depreciation alone. |

For reference, the above message is a reply to a message where: Hmmm, Better pull out your papers when you went to settlement on your house.It states that you will pay the HOA fees or maybe you had a different settlement then I had. BTW you are not supporting 130 golfers , where do you come up with this stuff? You are paying your HOA fees as per the agreement you signed or maybe I misinterpreted the paperwork. You make it sound that these 130 golfers you cite are the bad guys here. I never suggested those who buy golf memberships are the bad guys. Far from it; they are the good guys. The problem is there are not enough good guys who want to buy memberships or pay to play on the OPA course. A local restaurant just closed the doors for good. The owner said it was because every day he was open, he was losing money. He did not berate his customers. He simply did not have enough customers, whatever the reason. Yes, of course HOA owners must pay the assessment. That is not the issue. The issue is whether or not the golf amenity should be dumped and replaced with a park amenity. Any board can vote to close down the golf course and make it a park. Any four board members. It might also be something that can be accomplished by a vote of the entire membership. Regardless, this has nothing to do with whether association members have to pay their assessment or not. I have no idea why you brought that up, other than to create a strawman. I'm sure you see others as the vocal minority, but even if you are correct, those others are not costing association members $10 million I see no particular group as a minority or a majority. I have absolutely no idea how many people agree or disagree on any issue. As for golf costing $10 million of assessment dollars over a 10 year period, that is absolutely provable. Just for a bare starting point... the golf drainage project was estimated to cost $5 million back around 2005. It is about half done and will cost much more than initially estimated. Under Casper alone we probably lost about $1 million on operations. Every year about $450,000 is in the assessment just to cover golf depreciation. Golf is OPA's money sewer to end all money sewers. You or other may not wish to admit it, but all it takes is a careful look at the money OPA spends on golf, including operational losses, and capital expenses paid by all association members. |
