I may have posted this comment before: I believe our non-profit 501c tax status requires that we make our amenities available to the entire community, not just home owners. obviously tho, we are permitted to charge a fee differential.
I'm not sure that is totally accurate. The only issue to be public was the IRS and the profit on Beach Club Parking. That item was a profit center. Taxes are only paid on profit. Currently the boat ramps are not fee based. I believe OPA can maintain them as completely private for association members. Those who are not association members cannot buy liquor (legally) at the Beach Club. |

For reference, the above message is a reply to a message where: We do not need to be providing boat launch for other than property owners or associate members (legal renters) for free or for pay. We are a homeowners association, not the convenient facilities providers for others outside our community.
