There is a major benefit to non-profit I think - no property tax. We would need to make major profit to cover that tax, I expect.
Having said that, we could likely stay non-profit overall and just pay income tax on profitable amenities we choose to close to the public. All of this is rather academic, however. I don't see much changing in that regard, regardless of who is on the board. |

For reference, the above message is a reply to a message where: If it is, let's give up the non-profit status. One of the only items making a profit after depreciation is probably beach club parking. Taxes do not have to be paid on losses and virtually everything we operate loses money if the cost of depreciation is included. good point for sure. steve lind |
