So… $1 million; 100 years or $10,000 a year more than some parking lease amount.
Seacrets needs that parking a lot more than OPA needs the money. Why didn’t OPA just ask for an additional $10,000 a year. Seacrets says no then OPA is down $60,000 or so. A rounding error in OPA’s budget. Didn’t Seacrets want the 100 years at the time because there was talk of some big venture with a player like Marriott perhaps, and they needed the land OPA owned between their two parcels? Of one thing I am sure. Seacrets is way better than OPA when it comes to business negotiations. Overall the two parking leases are beneficial for both parties, but in terms of value, Seacrets is in the lead. That said, the relationship took a new turn now that we lease or want to lease land owned or controlled by Seacrets owner for bulkhead operations. |
