Rick: There is a huge difference between option number one and number two. Huge. Under number two the building is made ADA compliant, new bathrooms, fire systems (including sprinkler), windows and doors, siding, all new reconfigured space to include the fire department space, and so on, and so on. BTW, option number one has change in that we will probably have to replace most of the flooring. Marty |

For reference, the above message is a reply to a message where: 1. Maintain the existing facility $305,000 ??? -- includes roof repair, correct code violations, fire department stays. 7,830 SF of OPA space. 2. Complete Rehab of existing facility -$1.2 million to $1.6 million. Fire department moves out, new roof, new walls and siding, new mechanical systems, reconfigure offices and meeting space, new rest rooms and kitchen. 10,800 SF of space for OPA Assuming we low-ball Item 1 ($305,000) and highball Item 2 ($1.6M), we're gaining 3,000 sf (7,800 to 10,800) at a cost of $1.3M ($433 a sf). Isn't that expensive? Is there an Item 1A in this picture? Do what you plan on doing in Item 1 for 7,830 sf but do it to Item 2 for the 10,800 sf. If OPA is going to do anything short of building an entirely new building, then they might as well do it right. As such I'm still of the opinion that Item 2 is the way to go. |
