Perhaps you could explain. How has Seacrets paid for encroaching on OPA property? Are they paying as a part of the $40,000? If so, how much of the 40 is for the encroachment? Seems to me the entire $10,000 increase could be easily applied to the encroachment for a net parking amount increase of zero. What is the space on OPA property used for bathroom facilities, customer seating, storage facilities, and a sound barrier wall worth? Possibly more than $10,000 a year, meaning the amount for parking could now be less? Given your extensive experience in the business world and leases, what are those facilities worth to Seacrets?

By the way, today I looked at the survey done last year and the encroachment is on OPA's south property line (Seacrets north) and at the bay, not in the middle.
