One of my primary reasons for voting yes is that the proposed re-hab will likely push (your number) $2 million, doesn't change the footprint and therefore does not offer much revenue enhancement opportunity. I agree with your point that the rehab will likely be a recurring theme. I look forward to what I believe will be enhanced revenue (and with it a real chance at breakeven), a more efficient work flow, a better customer experience, more efficient energy usage, and coupled with select seasonal shut downs ( Marty's push and a louder voice from the community) perhaps a positive bottom line and a chance to reduce the need for future increased homeowner dues. For reference, the above message is a reply to a message where: Marty You are certainly entitled to your opinion. It is my belief, however, that the club cannot be properly rehabbed for the 1M plus that you suggest. I believe that the number is closer to 2M... and that it will have to be done two or three times over the next 40 years. Do the math. Jeff |
