First, let me thank you for your work in managing Aquatics.
The Aquatics budget projection for 2016-2017 is for a $100,000 loss on operations when compared to past years based on the board now taking $50,000 from Beach Club parking and applying to aquatics income. The cost of propane in the 2015 audited report was $86,910, in the prior audited year propane was $96,424. The projected propane costs in the 2016-2017 Aquatics budget is $50,000. So.... $37,000 or more savings on propane due to Marty Clarke's insistence that OPA install tank propane at the indoor pool. Let's look purely at data for a comparison of currently budgeted Aquatics and actual results of prior years:
So, we certainly have some improvement in the bottom line due to your efforts, but it is not as dramatic as the GM would portray when apples-to-apples comparisons to prior years are made. When the GM says the proposed 2017 budget shows a loss in Aquatics of $50,000, he is totally misrepresenting the facts and deceiving association members based on a real comparison to past years. Then there is the issue of depreciation. In addition of any losses being covered by assessment payments, depreciation is also included in the assessment. In the case of Aquatics, based on the last audited report, depreciation included in the assessment for aquatics was $223,150. So, the bottom line is that with the fee-based business amenity of Aquatics, the amount included in the assessment to keep the pools open is about $360,000. You wrote that pool use is about 50% by association members and about 50% by the general outside public. Forgive me, but this is makes no sense. In my view OPA should charge more for use to increase income by $360,000 so as to break even, or possibly tear down the indoor pool cover. Prior to the indoor pool fiasco the Aquatics department was making an operational profit of around $200,000 a year. Have you considered that "we are the ONLY public pool in the area" because no private business other than OPA would consider accepting the kind of losses OPA accepts? While you are doing as much as anyone can do to make the pools successful, I would submit that an equal amount of any praise should go to the 8440 association members who foot the bill for the losses. I have a gold crown ready for you when operations produce a profit equal to the yearly depreciation plus the parking money of $50,000. |

For reference, the above message is a reply to a message where: Carol, thank you for your comment on aquatics. So appreciated! I have a very strong team who works very hard to make the pools successful and we will continue to do so. I can tell you that our pools are used pretty much half and half with ocean pines residents and the general outside public. I know some feel we shouldn't offer to the general public, but those same want us to make money and the draw to the outside public from the pines is huge as we are the ONLY public pool in the area. Not to mention our programs are packed all the time. Every program/class we offer we always offer a resident and non resident rate. Thank you again! |
