Sea level does not affect drainage you are right, but it will add to the flooding in yards as it rises.
If too many lots in OP start seeing tidal flooding twice a day at high tide, home values will crumble -- even for properties not inundated. A flood wall around the pines would prob cost A LOT!! Ya think? The cost would likely be so high that it would be cheaper to abandon homes. It will be a case of musical chairs with homes -- to see who is left without a home. |

Been studying a little on flooding this last year and interestingly, in 2020 597 homes in OP are at a flood risk. By 2040 it almost doubles to 955 homes and by 2060, 1,511 homes. |
