I was originally responding to Joe's "straw poll" on preference for actions regarding the Community Center. 

Based on the information and choices proposed, I would prefer to see a new Community Center built on the existing Community Center.

Regarding my comment to Joe stating I believe the residents of Ocean Pines have spoken for a New Community Center. let me expand per your request.

I am a relative new comer to Ocean Pines (2005) and familiar with only the most recent referendums regarding the Community Center.  In spite of your opinion that "it was shamefully marketed" the voting was initially "for" building the New Community Center.  Unfortunately, mismanagement by the Board of Directors, and your concerned efforts, led to its demise. Never the less,, I believe the majority of folks in Ocean Pines would prefer a new Community Center rather than a refurbishment of the existing facility.

BTW, thanks for your time and effort on the current Board.  I am hopeful the current Board will do a better job, than your predecessors, of resolving and managing the Community Center project.
